1. Website owner
This website is owned by Fortune Group srl, VAT and tax code 07092130488, with registered office at Viale XX Settembre 200, 50019 Sesto Fiorentino (FI), Italy (the “Owner”).

2. Scope
These Terms govern access to and use of fantastic-garden.com (the “Website”) and the booking services available through its pages. By browsing the Website, users accept these Terms.
3. Bookings
The Website is not a single booking system. Each service must be booked through the channel that manages it, and the applicable conditions vary accordingly.
3.1 Rooms
Rooms are booked through Simple Booking, the booking engine embedded in the Hotel page. Rates, availability, cancellation rules and payment methods are those displayed in the engine at the time of booking and take precedence over descriptive information elsewhere on the Website.
3.2 Swimming pool
Pool admissions and packages are booked through app.fantastic-garden.com, which has its own terms and regulations. Access to the pool is also subject to compliance with the regulations displayed at the property.
3.3 Table at the villa restaurant
Tables are booked by calling +39 338 196 2229. A booking is confirmed when the restaurant staff communicates its confirmation. The table is held for a reasonable period after the agreed time, after which it may be reassigned.
The menu may contain allergens. Any allergies or intolerances must be reported when making the request or upon arrival. Staff provide ingredient information in accordance with Regulation (EU) 1169/2011.
3.4 Padel court
The court is booked online through Playtomic, where availability and applicable conditions are displayed. The court is outdoors and its use may be suspended due to weather or safety conditions.
3.5 Events, weddings and villa spaces
The greenhouse, meeting room, Cantina 18, chapel and park have no published price list. Each event is covered by a customised quote. Capacities and layouts shown on the Website are indicative and must be confirmed for the selected setup. Prices, deposits and penalties are those in the signed quote, which takes precedence over Website content.
4. Prices, opening hours and availability
The Owner takes the utmost care in updating Website information, but prices, opening hours, seasonality and availability may change without notice. The information communicated at the time of booking or displayed at the property prevails.
The Events section includes an archive of past initiatives: prices and programmes for past events are no longer valid and remain online for documentation only. Each article displays its date.
5. Third-party services and websites
The Website links to services managed by third parties or on other domains, including the room booking engine, app.fantastic-garden.com for the swimming pool, and allyoucansteak.com for the All You Can Steak restaurant and pizzeria. The Owner is not responsible for the content or terms of third-party websites, which remain governed by their own terms.
6. Intellectual property
The Website's text, photographs, trademarks, illustrations and graphics are owned by the Owner or used with permission. They may not be reproduced, modified or distributed without written authorisation.
7. Limitation of liability
The Owner does not guarantee that the Website will always be available or error-free and is not liable for damage arising from service interruptions or inaccurate information, except in cases of wilful misconduct or gross negligence and without prejudice to mandatory consumer rights.
8. Processing of personal data
Information about personal data processing is available in the Privacy Policy; cookies and third-party services are described in the Cookie Policy.
9. Governing law and jurisdiction
These Terms are governed by Italian law. The Court of Florence has jurisdiction over disputes, without prejudice to the mandatory jurisdiction of the consumer's court under Italian Legislative Decree 206/2005 (Consumer Code).
10. Changes
The Owner may amend these Terms by publishing the updated version on this page. Changes take effect fifteen days after publication, unless legal obligations require immediate effect. Bookings already confirmed remain governed by the Terms in force when confirmation was given.
